Frequently Asked Questions

Why should I hire a home staging company when I have Realtor?

A Realtor is hired to market and sell your property. Even in today’s market there are many professionals that still do not understand the importance of staging properties for sale. Home Staging is your number one marketing tool. It makes the photos look fantastic for the MLS and internet which in turn will make the phone ring. You will receive more showings and it will help to get your home sold faster and for top dollar. We work together as a team with the Realtor and the Seller to get the home staged and sold.

I think my house looks good enough as it is- why should I stage it for sale?

You have watched shows on television and you think that you have made your home look presentable. It is difficult for a homeowner that walks in their door every day to see it through a buyers eyes. Hiring a professional stager will help to ensure that your house appeals to the broad spectrum of potential buyers.

Do I really need to stage my home?

Staging is not a guarantee of a sale for your home, however, it increases the probability that it will sell quicker and for more money than your competition in your area. Buyers need to imagine moving in vs moving on. Statistics show that staging is a proven strategy.

Are all stagers the same?

Some home stagers have had professional training on how to properly prepare a property for sale while others think it is a part time something to do and that they have watched shows on television. You should always be sure that you hire an Accredited Staging Professional who has a portfolio of their work to show you in addition to insurance for their business. Home Staging Concepts has been professionally staging properties for the past 11 years in South Florida. We stage with the buyer in mind.

Can you just tell me what I need to do to get my home ready for sale?

Yes, that is considered a home staging consultation in which we come to your property and do a written detailed report with photos to inform you of everything that needs to be done on the interior and exterior of your home to get it ready for sale. You do the work! We can assist in arranging for contractors and if you just don’t have the time to do it then we are here to help you with as little or as much as you would like.

Should I put my house on the market first to see if it sells before I stage?

This is not recommended. You never get a second chance to make a good first impression. The first few weeks of your home being on the market are the most important. It becomes a stale listing after that. You do not want to take this chance or you will end up with price reductions and carrying costs. If your goal is to get your home sold then staging is a must BEFORE putting it on the market for the world to see.

Isn’t staging and decorating the same thing?

They are completely different. Decorating is for one person’s specific taste and style and home staging is to create a broad appeal for the buyer in mind.

My property is vacant-now what?

Vacant doesn’t make it. It makes the house look sterile and cold. 90% of buyers can’t figure out where the furniture will go or how they will utilize in an empty space. Rooms need to be defined for what they are. Vacant properties that remain unfurnished lack the atmosphere that buyers desire. In addition, it also allows the buyer to think that you have already moved out and must be desperate and puts in a lower offer. Staging the property with furniture, rugs, art, and accessories provides the emotional appeal that attracts the buyers to the lifestyle of how they can live in your home. Home Staging Concepts owns their own inventory and can furnish any style, size, and price range of property.

Does Staging cost a lot of money?

Staging is an investment in the sale of your property. The average cost of staging is far less than your first price reduction or carrying costs. Staging is a tax write off. Home Staging Concepts also does staging financing by taking credit cards.

The housing market is good and it will sell anyway, so why should it be staged?

Every house will eventually sell…it’s a matter of when and for how much. Even if your house sells quickly in a good market, it doesn’t mean it sold for the amount it would have sold for had it been professionally staged. A property that is staged by an Accredited Staging Professional show that homes sell on a conservative average for 10%+ more in a good market. If your home sold for 600K just as it is then it probably would have sold for $660K properly staged. Staging works in a slow or good market.

How do I know that staging is worth the investment?

Did you know that 95% of Staged Homes sell in 11 days or less? Can you afford not to stage? Sandra and her team have a proven track record of working with sellers, investors and builders to transform their properties into show-ready masterpieces that go from staged to SOLD.
